From Concept to Closing
Exploratory Phase
Let’s Meet!
- No-cost, courtesy Consultation and Land assessment service
- Complete our BUYERS’ DESIRES QUESTIONNAIRE for guidance
- Receive a High-Low Cost Estimate for planning purposes
- Receive an initial Concept Plan design for review
The Homesite
- Identify a Lot or Land to build on
- Assess topography, trees, views, direction, easements, etc
- Mark the general desired home placement
Loan Financing
- Interview Preferred Lenders and become familiar w/ the Construction Loan Process (if applicable)

Plan Design
- A PRELIMINARY PLAN CREATION AGREEMENT is initiated with a surprisingly low-cost design deposit
- We will work with our Architectural Designer to create the desired preliminary Plans, Elevation, Electrical Detail, and Site Plan
- We will do a preliminary marking of the home on the Lot
- A courtesy Design Center preview w/ our interior Designer will help us better understand the look & finish you are hoping to achieve
- Once you approve the Preliminary Plans then, together, we will finalize Features, Specifications & Allowances
- We will then be able to present an updated Cost Estimate, good for 30 Days; No pressure… if you are ready to proceed w/ building your new home we will enter into a Contract-to-Build

Contract & Financing
- The Contract-to-Build will include the updated Cost Estimate price and detailed features, Specifications & Allowances
- A 10% Earnest Money Deposit is collected, minus credit for prelim plan deposit; with this Deposit we will finalize the buildable plans, schedule Design Center Appointments, order a geotechnical soil sample, order Surveys, and generate a formal Site Plan *All unused Deposit money collected will be applied to Final Draw
- Select a Lender for your construction loan (if applicable)
- Interim construction loan is obtained & Appraisal ordered
- All changes moving forward will be done by Change Order

Finalizing the Details
- Our Architectural Designer will complete the buildable final set of Plans to include all interior and exterior elevations
- Option for a 360° 3D Modeling presentation of the exterior elevations
- You will approve the Final Plans
- Final Plans are sent off for Engineering
- Meet with our Low Voltage company for selections and design
- Complete the Design Selections process for your home’s interior & exterior colors and materials at our Design Center
- Features, Specifications and Allowances are updated and a revised price is established based on changes
- Plans are submitted to the HOA/ACC for approval
- Obtain permits as necessary

Construction of Your New Home
- Conduct a Preconstruction Meeting and Homesite Walk
- Construction commences beginning w/ clearing of site & form boards
- 3rd party phase inspections are conducted throughout the build
- Satisfaction surveys are sent out at intervals to ensure your happiness!
- Pre-electrical and Pre-drywall meetings are conducted to show you what is behind the walls and to ensure everything is in its proper place
- Construction can be expected to take between 6 to 9 months depending on various factors

Welcome Home!
Close & Move-in!
- New Home Orientation 7-10 days prior to closing; Final Walk-through day of closing to ensure your satisfaction prior to moving in
- After Closing, you will meet with a Structured Wiring rep at your home for an introduction to your whole-home network of audio, video, data, phone, television, security, and home automation
- If applicable, meet w/ Septic Service provider for orientation of system
Warranty
- 1-yr Workmanship, 2-yr Mechanical and 10-yr Structural warranties included.
- 2-yr Septic service included
- Warranty Meeting at your home 60-days and 11-months after Closing
- Remember, we are here for you even atter closing, so utilize the Warranty process for timely response to an issues/concerns

Preferred Lenders
What is a Preferred Lender?
Homebuilders prefer Homebuyers to use a Preferred Lender for a number of reasons. Preferred Lenders are fully vetted, held accountable for their customer service and information they provide, required to update the Homebuilder regularly, and have a shared goal to do everything possible to ensure there are no delays with Closings. Unfortunately, with Outside Lenders, these priorities are often not the same, resulting in delayed closings, unhappy Buyers and additional carrying costs for the Builder.
Other Homebuilders will have an In-house Lender (their own mortgage company) as a separate “profit center” so they can make money off the Buyer twice through higher rates and fees, and then on the sell of the loan. This is the least ideal situation for a Homebuyer.
